2. REPAIR: <br /> The said Lessee also covenants and agrees with the Lessor that the Lessee shall keep at <br /> their own expense said premises, and the equipment,plumbing, drain, fixtures, appliances, and <br /> machinery in,upon, serving or appurtenant to said premises, in good repair and in good sanitary <br /> condition during said term. That they will replace at their own expense promptly any and all <br /> glass broken in or about said premises with glass of the same quality or better. That they will <br /> make no alterations in or additions to said premises or authorize improvements which exceed <br /> $1,000.00 in cost without first obtaining the written Lessor's consent,which consent shall not be <br /> unreasonably withheld. That they will comply with all rules and regulations of the County of <br /> Crow Wing or any boards or offices of said County and that Lessee agrees to return said <br /> premises peaceably and promptly to Lessor at the end of the term of this Lease or at any previous <br /> termination thereof, in as good condition as the same are now in or may hereafter be put in,loss <br /> by fire, ordinary wear, acts of God, acts of war or terror from an enemy, foreign or domestic, <br /> expected. <br /> 3. WARRANTY: <br /> Lessor makes no warranty or representation of any kind, express or implied, with respect <br /> to the condition of the buildings or personal property located on the premises. The premises are <br /> being leased"as is"to the Lessee. <br /> 4. UTILITIES: <br /> Lessee shall be responsible for the following utilities: all, including, but not limited to <br /> gas, electricity,telephone, and garbage. <br /> 5. INSURANCE: <br /> Lessee is notified to purchase personal property and liability insurance on Lessee's <br /> personal property located on the premises. <br /> 6. MAINTENANCE: <br /> Lessee shall provide lawn care, including mowing the grass, and snow removal. Lessee <br /> shall not be responsible for maintenance or snow removal from those areas which are used as <br /> City of Pequot Lakes streets. <br /> 7. IMPROVEMENTS: <br /> No alteration,repairs, or improvements that exceed $1,000.00 in cost shall be permitted <br /> on the premises without Lessor's consent, which consent shall not be unreasonably withheld, and <br /> Lessee shall hold Lessor harmless from any liability arising out of Lessee's unauthorized <br /> improvements, alteration, or repairs. <br />
