I
10. Lot does not meet minimum Lot Width requirements but is a legally existing non-conforming j
use.
* * * * * * *
2. Rezoning from Agricultural to Rural Residential(RR)
Parcel#290101100A00009, Samuel and Joan Kantos, property owners
The property in question is located on the north side of the City on County Road 112. The property is
about 2.5 acres in size and was zoned Agricultural under the previous Ordinance. This property has
not yet been rezoned as a separate public hearing had been requested by the property owner. The
proposed new zone for the property would be Rural Residential, following the standards adopted in
the new Ordinance. The property owners have an existing conditional use permit to operate a business
office in the previous Agricultural zone, and want to ensure that the permit will remain valid and
operable under a new zoning classification. There are not any dwellings on this property, but rather
this property is home to the old Sibley Town Hall.
The Planning Commission is unanimously recommended that Parcel #290101100A00009 be
rezoned from Agricultural (old zoning class) to Agriculture (new zoning class) based on the
following findings of fact:
1. Rezoning to Agricultural would help preserve the character of the area.
2. The property was zoned Agricultural under the previous Ordinance.
3. The parcel does not have access to city sewer and water and is located outside of the projected
utility service area.
4. The proposed zoning of Agriculture would not conflict with adjacent properties. Adjoining
properties are zoned Agriculture and Forest Management.
5. The subject property does not meet minimum lot size requirement for the Agricultural zone or
any other zoning classification that would be compatible with the area.
6. Rezoning to the Agricultural zone is consistent with the goals of the Comprehensive Plan, which
provides for low-density development within this area.
3. Rezoning from Medium Density Residential to Transition Residential
Parcel#s 291140009OA0009&2911400090B0009,City of Pequot Lakes,property owners
The subject properties are located on the north side of County Highway 17 just north of Sibley Lake.
In total, the properties measure about 6.4 acres, with the western parcel being 2.1 acres and the
eastern parcel being 4.3 acres. The properties were zoned Medium Density Residential under the
previous Ordinance. These properties have not yet been rezoned. The proposed rezoning is to
Transition Residential.
The Planning Commission is unanimously recommending that Parcel #s 29114009OA0009 and
2911400090B0009 be rezoned from Medium Density Residential to Recreational based on the
following findings of fact:
1. The property is currently undeveloped and is owned by the City of Pequot Lakes.
2. There is little topographic change and only light vegetative coverage is present on the property.
14084 Baxter Drive, Suite 7
Baxter, MN 56425
(218) 828-3064
www.communitygrowth.com
