The property in <br /> question is located on State Highway 371 just south of downtown and is 12.73 acres in size.The <br /> property is currently zoned Commercial and does not contain any structures or improvements. <br /> The western and eastern property boundaries are lined with trees,but the majority of the property <br /> is largely covered in field grasses and is relatively flat. <br /> `r e <br /> rr'Rtl 107... <br /> The applicant proposes to construct two buildings to serve as a Crafter Outlet Mall for summer, <br /> with boat and recreational vehicle winterization and storage during the off-season. The two <br /> proposed buildings measure 24,000 square feet each, with a third storage building measuring <br /> 4,160 square feet. The property would also include some light manufacturing uses. <br /> In consideration of the potential for a backage road to be constructed along the eastern boundary <br /> of the subject property, the applicant has indicated the potential location of this road on the <br /> survey submitted with the application. The applicant has also indicated the existing approach to <br /> the Paul Bunyan Trail on the application. <br /> The Planning Commission is recommending approval of this Conditional Use Permit based on <br /> the following findings of fact: <br /> 1. The proposed use is an appropriate conditional use in the Commercial District.
