COMMUNITYGROWTH <br /> I N S T I T U T E <br /> January 20, 2006 <br /> Mayor and City Council <br /> City of Pequot Lakes <br /> 4638 County Road 11 <br /> Pequot Lakes,MN 56472 <br /> Re: Zoning Administrator's Report <br /> Dear Mayor and City Council, <br /> The Planning Commission met for their regularly scheduled January meeting where they held four public <br /> hearings — one for a preliminary plat, one for a final plat, one for a variance, one for an individual <br /> property rezoning, and one for an Ordinance amendment. Both the preliminary and the final plats were <br /> tabled with requests for more information, and the variance application was denied. The Planning <br /> Commission is forwarding the following recommendations for your consideration: <br /> 1. Rezoning from Commercial Shoreline to Open Space,Wilderness Point Villas,LLC. <br /> Wilderness Point Resort is located along the northern shore of Middle Cullen Lake. The property is <br /> current zoned Commercial Shoreline. As a condition on approval of the Wildemess Point PUD, the <br /> City placed the following condition: <br /> 18. As part of the final plat application, common space shall be rezoned to allow for resort operation <br /> but to limit future subdivision of the common space. <br /> In December, the Planning Commission approved the Wildemess Point final plat application. This <br /> rezoning is one of the final steps in the final plat process for this development. <br /> The Planning Commission is recommending that the common space areas of the Wilderness <br /> Point development be rezoned from Commercial Shoreline to Open Space based on the <br /> following findings of fact: <br /> 1. The rezoning to Open Space is consistent with the City of Pequot Lakes Comprehensive Plan, <br /> which states as a policy that the City should protect and enhance natural resources and open space <br /> contributing to the character and vitality of Pequot Lakes. <br /> 2. The rezoning to Open Space is consistent with the purpose and intent of the Open Space <br /> classification, which states that lands set aside as part of the development process should be <br /> zoned Open Space. <br /> 3. The Open Space zone is compatible with every other zoning classification, so there are not any <br /> incompatibility issues with surrounding properties. <br /> 4.
