2W 2008 FARM LEASE AGREEMENT <br /> THIS AGREEMENT, made and entered into this 1st day of January, 200?2008 by and <br /> between the City of Pequot Lakes, hereinafter referred to as the "Landlord" and Bill <br /> Tulenchik, hereinafter referred to as "Tenant". <br /> Witnesseth, that said Landlord, in consideration of the rents and covenants hereinafter <br /> mentioned to be paid and performed by Tenant, does hereby demise, lease, and let unto <br /> Tenant, and Tenant does hereby hire and take from the Landlord the following described <br /> premise situated in the County of Crow Wing, State of Minnesota, to wit: <br /> 1. Property Description. The Property is legally described as follows: All that part <br /> of the Northwest quarter of the North 200 feet of the Southwest quarter of Section <br /> 23, Township 136 North, Range 29 West, Crow Wing County,MN lying East of <br /> the East right-of-way of the Minnesota Department of Natural Resources Paul <br /> Bunyan Trail. AND ALSO all that part of the West 100 feet of the Northwest <br /> quarter of the Northeast quarter of Section 23, Township 136 North, Range 29 <br /> West, Crow Wing County, MN, containing 105 acres be the same more or less, of <br /> which approximately 63 acres are irrigated and 42 acres are not irrigated. <br /> 2. Term of Lease. This lease is for a term of one yeffour.Years beginning January <br /> 1, 2007 2008 and ending December 31,20072012. <br /> 3. Rent. Tenant shall pay to Landlord the sum of Three Thousand Dollars Two <br /> Hundred Dollars 0000:00$3 200.00 due on January 1, 200`72008, as rent for <br /> the above mentioned premises, for and during the full term of this lease. The rent <br /> will increase by$200 thereafter for each year of the lease. <br /> 4. No Partnership Intended. It is particularly understood and agreed that this lease <br /> shall not be deemed to be, nor intended to give rise to, a partnership relation. <br /> 5. Crops, Irrigation and Conditions of Lease. <br /> (a) Tenant agrees to plow and put in crops on the above described property <br /> and the tenant is responsible to maintain said crops, at tenant's own cost, <br /> for the length of the lease. However, Tenant shall not plant or grow crops <br /> which need nitrogen fertilizer. The soil shall be sampled annually and <br /> tested for nitrogen, phosphorous, and pot ash. <br /> (b) Tenant is specifically aware of, and will comply with Minnesota Pollution <br /> Control Agency(MPCA) Guidelines for spray irrigation sites. The <br /> Landlord retains the right to spray/irrigate as needed from their sewage <br /> effluent plant. <br /> (c) Tenant agrees to cultivate the leased premises in a careful and husband <br /> like manner, and to protect all crops from injury and waste, and to cut no <br />
