Great effort has been taken to preserve the natural resources found at Nordenstua. Evidence of
this is shown in the following decisions:
13 new lots vs. maximum allowed of 28 (44 with multipliers applied)
2 lots in tier one (closest to the lake) vs. maximum allowed of 7
12% impervious surface vs. maximum allowed of 25%
(does not include credit for over 8000 sq ft of green roofs planned )
85% open space conservation partial vs. minimum of 40%
75% screened buffer vs. minimum of 50%
300'of 350' of lake shoreline left natural
I believe these decisions prove our lack of desire to maximize profits from this land. We instead
consider ourselves stewards of this beautiful property. In leu of much greater monetary gain we
have chosen to try to preserve it for generations to come.
I think it's a fair statement to say Nordenstua development more than any other to date aligns
itself to the City of Pequot Lakes Comprehensive Plan and is an example that PUD's can be
environmentally friendly:
Comprehensive Plan excerpts:
Policies (page 56 Natural resources)
...to guide future preservation and management of natural resources in Pequot Lakes:
Protect and enhance natural resources and open space...
Promote development... that identify and improve existing natural features...
Development practices that identify and preserve significant natural resources -
such as clustering, open space dedications...should be promoted...
Actions
Evaluate the impervious coverage standard...
...maintaining the natural appearance of the shoreline
Establish shoreline preservation standards to limit clearing of vegetation...
Regulate the use of rip-rap on lakeshore properties
Reduce run-off..stormwater management...
Encourage...natural buffers on lakes
Encourage cluster developments and planned unit developments
Set standards to preserve and connect contiguous tracts of open space...
Require enhancement of the forest canopy...
