Government Regulations. Subject to the Governing Documents and Government <br /> Regulations, the Common Elements may only be used for the following purposes: <br /> a. Conservation uses(i.e. wildlife and forest preserves,woodland, meadow, <br /> prairie, view, open space); <br /> b. Stormwater, drainage and erosion control systems and stormwater <br /> management sedimentation ponds; <br /> C. Public or private utility easements (not including antennas or towers); <br /> d. The Street Lights; <br /> e. Recreational and non-commercial uses such as: common land use <br /> (private community roads, gardens, parks, playgrounds, entrance signs, <br /> ball fields, courts(tennis, basketball, etc.), turf areas for informal play, <br /> picnic areas, common areas such as pools or beaches); <br /> f. Common structures (picnic shelters, community buildings, pavilions, <br /> entrance signs and monuments, etc.); <br /> g. Trails (walking, skiing and biking); <br /> `. h. Decks, patios, landscaping and other Alterations upon approval by the <br /> Association and the Developer during the period of Developer Control; <br /> and <br /> i <br /> i. Other uses allowed by the Governing Documents. <br /> 3.3 Maintenance. Subject to this Declaration's terms and any Government <br /> Regulations, the Association shall be responsible to maintain, repair, replace, manage <br /> and operate the Common Elements, including the Street Lights. <br /> ARTICLE 4 <br /> ASSOCIATION MEMBERSHIP: RIGHTS AND OBLIGATIONS <br /> Membership in the Association, and the allocation of votes and Common <br /> Expenses, shall be governed by the following provisions: <br /> 4.1 Membership. Each Owner shall be a member of the Association by virtue <br /> of Lot ownership. An Owner's membership in the Association shall be transferred with <br /> the conveyance of the Owner's interest in the Lot. An Owner's membership shall <br /> terminate when the Owner's ownership terminates.
