APPLICANT: City of Pequot Lakes <br /> Applicant requests to Rezone from Wooded Residential to Commercial. <br /> Parcel No. 290104200E00009,Bret Sergent,property owner. <br /> Parcel No. 290104100G00009,William Buss, property owner. <br /> Mr. Marohn explained the Staff Report. Mr. Sergent was present and stated he would <br /> like some type of residential zoning, not commercial. <br /> Carolyn Buss,4140 West Grove Street, stated she would like to remain residential. <br /> PUBLIC COMMENT: <br /> Deb Tulenchik, 31203 Spruce Street, stated she had gone around with the Petition over <br /> the weekend and the neighbors of the Sergent's and Buss' did not know they were zoned <br /> commercial. <br /> Staff was directed to look into this. <br /> A motion was made by Tom Adams, seconded by Bill Habein, to recommend rezoning <br /> these two parcels Urban Residential, based on these 5 Findings of Fact: <br /> 1. Present ownership is long established and has a character consistent with <br /> Urban Residential zoning. <br /> 2. The road is suited to an Urban Residential zoning. <br /> 3. The neighborhood has historically been residential and is more consistent <br /> with Urban Residential zoning. <br /> 4. The subject property meets the intent of the Urban Residential zone. <br /> 5. Rezoning all of the properties to Urban Residential is a viable option as <br /> this area meets the compatibility requirements for that zoning <br /> classification, being adjacent to the Downtown Mixed Use zone, Shoreline <br /> Residential zone to the northwest, and Commercial to the north. <br /> All members voted"aye". Motion carried. <br /> APPLICANT: Dan Couture, Stellar Properties of Minnesota,LLC. <br /> Applicant requests to Rezone from Forest Management to Commercial. <br /> Mr. Marohn explained the Staff Report. Mr. Couture was present. Mr. Marohn gave Mr. <br /> Couture a copy of the email that he had received this afternoon from the City Attorney. <br /> Mr. Marohn stated that the Planning Commission needs to deal with the Rezone <br /> Application separately,without consideration of the Preliminary Plat. Mr. Marohn also <br /> explained that there is no compelling reason to change to Commercial. <br /> Mr. Couture stated that he had waited 8 months for MnDOT to respond.
