land that provide opportunities for compatible agricultural,forestry and other rural land <br /> `.. uses; protects sensitive environmental resources; facilitates creation of open space <br /> corridors; and minimizes impacts of road and utility systems. Rural conservation <br /> subdivisions must be completed by plat. <br /> 2. Establishment of a Conservation Parcel. <br /> A. Each RCS development shall contain a contiguous Conservation Parcel <br /> comprising a minimum of 40%of the land area to be subdivided. <br /> B. The Conservation Parcel may be owned by a homeowners association, <br /> corporation,partnership,land trust,individual,or other legal entity. <br /> C. The following uses of the Conservation Parcel are permitted, subject to any land <br /> use limitations in the underlying district: <br /> i. Agriculture, <br /> 2. Forestry, <br /> 3. Passive recreation, <br /> 4. Natural areas including, but not limited to,critical areas and associated <br /> buffers,and wildlife corridors. <br /> 5. Single family dwelling with a conservation easement is placed over the <br /> Conservation Parcel restricting further development. <br /> D. The Conservation Parcel shall contain any significant resource identified within <br /> the property to be subdivided including but not limited to wetlands, historical <br /> sites and wildlife corridors. <br /> E. In order to retain large, undivided parcels of land that provide opportunities to <br /> compatible agricultural and forestry uses and protection of sensitive <br /> environmental resources, the Conservation Parcel shall, to the greatest extent <br /> possible,be a single contiguous parcel and shaped so as to be usable for resource <br /> uses. Where the Conservation Parcel is intended for other uses, more flexibility <br /> is allowed in the shape of the parcel; however, the conservation parcel may not <br /> include strips located between dwellings. <br /> F. Conservation Parcels that are used for agriculture, forestry or sensitive resource <br /> protection shall not be bisected by roads or easements. <br /> G. Where consistent with other provisions of this chapter, the Conservation Parcel <br /> shall be contiguous with any abutting conservation parcel, open space,greenbelt, <br /> agricultural lands,commercial forestry lands,public preserves,parks,or schools. <br /> Wildlife corridors shall be linked with other wildlife corridors abutting the <br /> proposed subdivision. <br /> 3. Design Criteria. <br /> A. Minimum Lot Size. None, subject to compliance with applicable standards for <br /> sewage disposal and provision of water. <br /> B. Setbacks. Setbacks from the exterior boundary of the site shall be the same as <br /> required in the underlying district. Side setback requirements shall be waived to <br /> allow flexibility in site design. However: <br /> 1. Individual buildings shall be separated by a minimum of ten feet. <br /> 2. The Planning Commission may establish setbacks, as necessary to <br /> buffer agricultural, forestry and water-use activities from residential <br /> uses. <br /> C. Maximum Coverage by Structures. Same as underlying district as applied to the <br /> entire parcel prior to subdivision. <br /> D. Maximum Building Height. Same as underlying district. <br /> 4.
