4. Adjacent to each site is a strip of land for a service road. The strips of land range <br /> from 40 feet to 5o feet wide,thus meeting the minimum standard <br /> 5. Parking is provided on each individual site. <br /> 6. Recreational facilities are provided and are addressed during the PUD portion of the <br /> review. <br /> 7. There do not appear to be any obstacles to providing adequate water supply to the <br /> property,but detailed plans have not been submitted. <br /> 8. A primary and secondary sewage treatment site has been identified There has been <br /> no information provided as to the adequacy of this site to handle the projected flows. <br /> 9. Solid waste facilities have not been identified. <br /> lo. Preliminary sketches have indicated that there are fire pits with each site, but this <br /> has not been indicated on any of the CUP submittals. <br /> il. Connections to the centralized wastewater treatment system have not been <br /> identified. <br /> 12. Most of the sites appear to be well-drained, although a grading plan has not been <br /> submitted or evaluated Some sites may have drainage problems,specifically: <br /> i. Sites 16 through 18 on Block 1 are in a depressed area that collects <br /> stormwater and would not be well-drained. <br /> ii. Sites 29 and 3o have a depressed area that collects stormwater and do not <br /> appear to be well-drained. <br /> iii. Sites within Block 2 take on significant volumes of stormwater from <br /> adjacent sites and open spaces. <br /> 13. Three storm shelters are proposed for the site. It is not clear if these facilities are <br /> adequate to protect the health safety and welfare of the campground guests and <br /> residents. <br /> + On the Design Criteria for a Planned Unit Development <br /> 14. The proposed development contains 156 units,exceeding the minimum requirement <br /> of three units for a PUD. <br /> 15. All facilities and sites are set back a minimum of fifty feet from the lot lines. It is not <br /> clear the degree of screening that this will provide, although the following concerns <br /> exist: <br /> i. The buffer area directly north of sites 84 through 93 currently have no <br /> significant vegetation to provide screening. <br /> ii. The buffer area west and north of the proposed fenced storage area <br /> extending east to the property line has some vegetation, but the <br /> significant screening is being provided by vegetation on adjacent <br /> properties. <br /> iii. The buffer area east of sites 1 through 12 are wooded and provide <br /> adequate screening. Significant grading is going to need to be done in this <br /> area to provide sites that are usable. It is not clear what the impact of this <br /> grading on the overall screening will be. <br /> iv. The buffer area south of sites 16 through 18 are wooded. Significant <br /> grading is going to need to be done in this area to provide sites that are <br /> usable. It is not clear what the impact of this grading on the overall <br /> screening of these sites will be. <br /> V. A fifty-foot buffer is provide along the existing westerly property line, <br /> although the westerly 33-feet of the property is to be dedicated to the City <br /> as part of a future subdivision. It is not clear what impact this will have <br /> on the ability to provide adequate screening. <br /> vi. No additional screening is identified within this proposal. <br /> 16. There is no calculation of open space available. <br /> 17.
