City Of Pequot Planning Zoning
,om: Tim Houle [thou le@wsn-m n.com]
.ant: Tuesday, March 28, 2006 1:47 PM
To: Dawn Bittner(E-mail)
Cc: LisaBeth Barajas (E-mail); Chuck Marohn (E-mail); "Mike Rude"@smtp1.onvoy.com
Subject: Pequot Lakes- Keen Addition
Attachments: 20060328142305.pdf
20060328142305.p
df(27 KB)
I met with Allen Berens, the developer on the above subject, this afternoon in
our office.
I gave him the attached roadway typical section.
I told him that on past plat reviews, we have said cul-de-sacs need to be paved with a 44-
foot radius.
In this case, it appears the plat is set up to allow a future northerly extension of the
road. I told Mr. Berens that I had no problem with the center of the cul-de-sac being
paved like the road and that the outside "half-circles" on either side be aggregate
surfaced. I had mentioned this in my previous February 27th meeting/Email. Back then, I
pointed out that the City (Mike Loven) may not be open to this approach as they will have
maintain it. Has P&Z consulted with Mike on this? I have not.
Mr. Berens told me he plans on talking to Tri-City Paving and wants to get me a cost
estimate next week. I told him I would review that for reasonableness and get my comments
to the City's P&Z so they could then work this into the Developer's Agreement/financial
security.
He asked about grading the road and putting on the aggregate base but then waiting until
later this year to pave it. I told him that (as I said back on February 27th) this
approach was okay with me as long as the cost estimate he gives shows this two-part
approach and that the financial security that he needs to provide will include both of
these parts.
If anyone has any questions, do not hesitate to call me.
Timothy M.
