The plan also meets the spirit and intent of the Pequot Lakes land use and subdivision regulations. <br /> In January 2006 the City adopted amendments to the land use ordinance that created a <br /> 5... "Recreational Vehicle Overlay District", This district provides for the development of a recreational <br /> vehicle resort in areas of the City that are deemed compatible. The site of the proposed <br /> development is one such area. The overlay district includes or refers directly to standards that <br /> regulate the land use. The proposed development is consistent with these regulations. <br /> A portion of the project falls within 1,000 feet of Mayo Lake and thus is subject to Minnesota <br /> Shoreland Regulations found in State Statutes, Chapter 6120. Standards within the Pequot Lakes <br /> land use and subdivision regulations are designed to be at least as restrictive as those found in <br /> Chapter 6120. In regards to overall density, if the entire site were subject to the Shoreland <br /> Regulations, using a Floor Area Ratio of 0.028 (average unit size of 400 square feet), the base <br /> density would be 160 units.
