Conformance to the City of Pequot Lakes Future Land Use Map and any other official <br /> maps of the City. <br /> Division 45 of the previous Ordinance states the requirements for the Rural Residential District: <br /> 1. Purpose and Intent: Residential areas developed at a density and character compatible <br /> with agricultural uses to maintain the rural character of the district. Planned Unit <br /> Developments or cluster developments are allowed as a Conditional Use Permit on lands <br /> that are suitable with the intent to maximize and preserve green space and historical <br /> features of the area. <br /> 2. Lot,Use,and Density Requirements: <br /> Lot Width—feet,minimum.....................................................................200 <br /> Total Lot Area—acres,minimum.................................................................5 <br /> Section 5.6 of the current Ordinance states the requirements for the Rural Residential zone: <br /> i. Purpose and Intent: To provide a zoning classification that allows for low-density <br /> residential development. Development in this zone is without municipal utility service <br /> and with only limited demand for accessibility. Rural Residential zoning should be used <br /> to preserve rural character. <br /> 2. Compatibility: The Rural Residential zone is compatible with and can be established <br /> adjacent to Forest Management and Agriculture zones, but may not be completely <br /> surrounded by those zones. The Rural Residential Zone must be adjacent to land zoned <br /> Rural Residential, Transition Residential, Light Industrial or Commercial. The Rural <br /> Residential zone may be established next to the Shoreland Residential zone or the Water <br /> Resource zone. <br /> 3. Lot,Use,and Density Requirements: <br /> Lot Width—feet,minimum.....................................................................200 <br /> Total Lot Area—acres,minimum.................................................................5 <br /> Staff Findings: The Staff provides the following findings of fact for consideration by the <br /> Planning Commission: <br /> i. Rezoning to Rural Residential would help preserve the character of the area. <br /> 2. The property was zoned Agricultural under the previous Ordinance. <br /> 3. The parcel does not have access to city sewer and water and is located just outside of the <br /> projected utility service area. <br /> 4. The proposed zoning of Rural Residential would not conflict with adjacent properties. <br /> Properties just to the south are zoned Rural Residential.Adjoining properties are zoned <br /> Agriculture and Forest Management. <br /> 5. The subject property does not meet minimum lot size requirement for the Rural <br /> Residential zone or any other zoning classification that would be compatible with the <br /> area. <br /> 6.
