STAFF REPORT <br /> Item: Warehousing and Commercial Warehousing Definitions <br /> Background: Staff recently met with an applicant who was interested in using a building <br /> during the peak summer season for a commercial, retail establishment and, in the winter <br /> months, using the building to store boats and do minor cleaning and maintenance. The <br /> proposed use would be located in the Commercial zone. <br /> The Ordinance provides the following definitions: <br /> Warehousing. The principle use is the storage of materials of equipment within an <br /> enclosed building. <br /> Warehousing, Commercial.The rental or sale of warehousing space. <br /> The Ordinance lists Warehousing as an Accessory Use and lists Commercial Warehousing as an <br /> Excluded Use in the Commercial Zone. The Staff is looking for interpretation from the Planning <br /> Commission on how to classify the proposed type of use. The proposed winter use would not be <br /> the primary use for the building, and so would not quite fall under the Warehousing definition. <br /> It is also the Staffs opinion that the proposed use would not qualify as Commercial <br /> Warehousing either, which has been interpreted to refer to commercial storage buildings with <br /> the rental of individual units. <br /> City of Pequot Lakes Staff Report 4-1 <br /> February 16,2006 <br />
