STAFF REPORT <br /> Application: Variance for a Structure Exceeding the Height Limit <br /> Applicant: A&B Furniture,Allan and Brenda Wiener <br /> Agenda Item:3(b) <br /> Background: The subject property is located in the Pequot Lakes Business Park on the east <br /> side of State Highway 371 on Engen Road.The property is currently zoned Light Industrial (LI), <br /> and measures 1.63 acres in size. <br /> AM <br /> M ML <br /> y <br /> .. ' N <br /> L� <br /> rl <br /> The applicant is seeking to construct a furniture manufacturing business on the property. The <br /> proposal includes the construction of a 19,00o square foot building with an additional 9,850 <br /> square feet of parking on the site, resulting in a total impervious coverage of 41.34%. The <br /> applicant also seeks to install a dust collector, which is a required unit by OSHA standards for <br /> businesses of the proposed type.The dust collector is pre-manufactured and measures 28 feet in <br /> height, requiring a variance for this use. <br /> Applicable Statutes: The purpose and intent of the Light Industrial District is to provide a <br /> zoning classification for light industrial and heavy commercial uses. Development in this zone <br /> requires high automobile accessibility, municipal water, sanitary sewer, and municipal <br /> stormwater treatment facilities.
