COMMUNITYGROWTH
I N S T I T U T E
MEMO
Date: January 11, 2007
To: Dan Helbling(by email)
From: Charles Marohn, City Planner
City of Pequot Lakes
Cc: Tim Moore,WSN(by email)
Dawn Bittner, Zoning Administrator
Planning Commission
Re: Preliminary Plat/Conditional Use Permit Submittal Requirements
Final Plat Submittal Requirements
A previous letter that we sent you indicated that, in order to guarantee your placement
on the February Planning Commission agenda, you would need to have your submittals
to the City no later than January 16. We indicated that it may be possible for us to
accept and process some items as late as January 24,but that the earlier date was the
date whereby we would guarantee placement and complete processing by the February
meeting.
Since the new preliminary plat you will be submitting will be an amendment to one you
had previous approval for,you have requested that you be allowed to request final plat
approval at the same time. It is the practice of the City not to schedule a final plat on the
same night as the preliminary plat. Although the Planning Commission will have the
final say,we have agreed that the situation may provide an opportunity to process both
at the same time. We, as staff, have agreed to schedule both for public hearing
contingent on receiving all submittal items in time.
You have inquired as to exactly what submittal items are necessary for the preliminary
plat, conditional use permit and final plat applications. The assumption on your part is
that the submittals would be less for an amended application than for your previous
conditional use and preliminary plat applications. While we agree with this assumption
in principle and will outline only those items that we feel we need as staff to process the
application,be advised that the Planning Commission may require additional
information. We are not guaranteeing acceptance or approval by the Planning
Commission in February.
For your preliminary plat and conditional use permit applications,we are requesting the
following:
1. An overall site plan that clearly identifies all changes from the original
approval.
2. A preliminary plat drawing.
14084 Baxter Drive, Suite 7 1 Baxter, Minnesota 56425 1 218.828.3064 1 www.communitygrowth.com
