City Of Pequot Planning Zoning
mmmmnwFrom: John Utter[John_Utter @rdale.k12.mn.us]
Sent: Wednesday, February 16, 2005 9:58 AM
To: dbittner @pequotlakes-mn.gov
Cc: Katie.Ufter@bsci.com
Subject: Wilderness Resort Villlas,LLC
I have been a property owner on the lake since 1989 and have parents who have owned
property on the lake for over 40 years. As a property owner I am upset that something such
as this is allowed to happen. Middle Cullen is a small quiet lake, the reason we do not
have a home on the busy city lakes or a Gull lake! Wilderness resort was already over
crowded and now it is going to be completely saturated. My concern is that we as property
owners need 100' of lake frontage to build or a minimum lot size. This proposal is asking
for 10 cabins, 12 more cabins relocated from Cold Spring resort 37 campground sites(RV) ,
and 55 privately owned properties. 77 different buildings and 37 camp(RV) sites on how
many feet of lake shore maybe 3000? What happens when it disbands like most resorts in the
area will they move out cabins or tare them down because they will not have 100, per unit?
Another concern I have is that on a lake of this size with 55 more boats we are going to
have serious traffic safety issues WE ALREADY HAVE THEM IN THE SMALL BAY AT THE SOUTH END!
In my opinion this issue needs to be tabled until you have more information on boat
traffic and have a chance to go on the lake on a summer weekend and experience it first
hand. I am also concerned that these development meetings seem to always take place mid
week during the winter months when it is extremely difficult for the lake owners to attend
the meetings. Thank you, John Utter 763-494-8559
John Utter
1
