FROM GLENCOE AUTO BODY FAX NO. : 320 864 6832 Apr. 21 2005 11:20AM P1
April 21,2005
An ony Drong Tom Drong
611 DeSoto Avenue 1723 Hennepin Avenue
Glencoe,MN 55336 Glencoe, MN 55336
Phone 320-864-6115 Work 3204646623
TO: City.of.Pequot(rakes Planning and Zoning Commission
T iis.letl er is in response to the.variance request of Corliss Halley.
Weare.theorun ::
af:tte `:at uotBlvd.
Blv
in equot es. have seriousissues.with:.the proposed.varrance: Approximately two
years ago we researched purchasing the property in question from Mr. Gola_ At that time
we were informed by staff at the Pequot City offices-that no structure could be built on the
I ots in question because there was insufficient-setback for,a structure.
We have reviewed the"Staff Reporr':addressing'.the:Corliss Holley application.
We disagree with:the;Sfa. f findings as Ibllaws:
610 one proposed use ...is not..located:near a wWwbodr
This property is one lot away from Lake.Sibley
611 "The property cument(y does not haws any significant drainage or topographical features"
The runoff from this property currently ponds in the middle of the property and
then the excess drains across my property to Lake Sibley
'The property is mainly flat'
The property does slope to the center and water ponds in the middle of the property
6 The proposed use will not generate additional surface water usage.
It is very difficult for me to believe that the erection of a structure 2880 square feet
will not effect the drainage of the property, those 2880 square feet will have Zero
percolation of water. The additional runoff will, come directly on to my property.
if you approve this request, perhaps a bond should be posted to indemnify my
property in the event of damage resulting from the additional water I will be subject to.
In our opinion the proposed 2880 square foot structure would inhibit and obstruct vision at the
comer of Brown and Pequot Blvd., making it dangerous. But our greatest concern is drainage.
At present runoff from Brown and Pequot Blvd. accumulates on the west side of these lots and
ponds. The ponding does help reduce the rate at which runoff flaws to Lake Sibley_ During
periods of heavy or extended rain, we still-get extensive runoff, which up until present we have
been able to deal with. This has not harmed our house as yet. If a structure is built as proposed
by the variance request of Corliss Holley, the existing ponding area will be eliminated. There is
great potential for damage to our house if this variance is approved. If needed, I will be
addressing this issue with my attorney to see what my rights are if my property is adversely
threatened by the proposed structure.
Respectfully,
r -
ony Drong Th6mr1r,
as Drong Date
