3. Rezoning the northern smaller parcel (290271100000009) would be inconsistent <br /> with the existing land use, as this property currently contains two commercial <br /> businesses. <br /> 4. Rezoning the larger parcel to Forest Management would meet the compatibility <br /> requirements for the zoning as this property does contain significant forest <br /> coverage,particularly in the northern portion of the property. <br /> 5. Rezoning to Commercial along State Highway 371 would be inconsistent with the <br /> Comprehensive Plan and Future Land Use map which does not designate this area <br /> for commercial use. <br /> 6. The properties were zoned Commercial along the State Highway 371 frontage to a <br /> point just to the south of Parcel 290271100D00009 and extending to the west <br /> roughly 300 feet under the previous ordinance. <br /> 7. The two smaller parcels (C & D) meet the minimum lot size of 20,000 square feet <br /> for the Commercial zone, each being approximately 1.4 acres in size. Each parcel <br /> also meets the minimum lot width of 50 feet by having roughly 200 feet of width. <br /> 8. The larger parcel (AAA) meets the minimum lot size of 10 acres and lot width of <br /> 300 feet for the Forest Management zone, being over 26 acres in size and over <br /> 800 feet wide on either side of the property. <br /> 9. The City has taken care in ensuring that properties are not downzoned from <br /> previous classifications. Not rezoning these properties to Commercial in some <br /> extent would constitute a downzoning. <br /> All members voted"aye". Mr. <br /> Peterson stated he accepts the recommendation in the Staff Report. Mr. Peterson's home <br /> is on this parcel. The parcel is approximately 35,000 sq. ft. The Planning Commission <br /> stated that Parcel "E"would nearly be surrounded by Forest Management. <br /> A motion was made by Tom Adams, seconded by John Derksen,to recommend rezoning <br /> these parcels to Rural Residential, based on the following Findings of Fact: <br /> 1. The rezoning to Rural Residential and Forest Management is consistent with the <br /> City's Comprehensive Plan and Future Land Use Map, which designates these <br /> properties as Forest Preservation to the north and Rural Residential to the south. <br /> 2.
