2. Prior to occupancy of the property,the property owner shall notify the City <br /> Zoning Office so that an inspection of the lighting can be performed. Lighting <br /> shall meet the standards for glare and illumination contained in the Ordinance. <br /> 3. Improvements to Hurtig Road shall be completed within 12 months of <br /> approval as per the direction of Mike Loven, or his representative, with the <br /> City of Pequot Lakes. <br /> 4. Improvements to County Road 168 shall be constructed within 12 months of <br /> approval as per the requirements of the Crow Wing County Highway <br /> Department. <br /> 5. Improvements to Highway 371 shall be made as per the direction of Mn/DOT. <br /> 6. The resort shall develop an internal permitting process to monitor <br /> improvements to the sites that would increase the amount of impervious <br /> coverage. Overall impervious coverage shall not exceed an average of 1,500 <br /> square feet per site. The location of impervious areas shall not be allowed to <br /> exceed the design standards for any of the drainage areas. A report on <br /> impervious coverage shall be submitted to the City annually for review. This <br /> program shall be established within the covenants for this development. The <br /> covenants, including this program, shall be reviewed during the final plat <br /> process and shall be modified at that time as per the direction of the Planning <br /> Commission. <br /> 7. The applicant shall pay for the City's expenses for processing this application <br /> within 30 days of this approval or prior to filing for a final plat, whichever is <br /> sooner. <br /> ROLL CALL VOTE: All members voted"aye". Motion carried. <br /> APPLICANT: Dan Helbling <br /> Applicant requests Preliminary Plat of the RV Resort Village at the Preserve. <br /> Mr. Marohn explained the Staff Report. The covenants and deed restrictions are part of <br /> the Final Plat application. <br /> A motion was made by Dean Williams, seconded by Scott Pederson,to recommend the <br /> City Council approve the Preliminary Plat of the RV Resort Village at the Preserve, <br /> based on the following Findings of Fact: <br /> 1. The land is properly zoned for the proposed use as it is zoned Agriculture and is <br /> located within the Recreational Vehicle Resort Overlay District. The land on the <br /> western portion of the property is suitable in its natural state for the intended <br /> purpose with minimal alteration required the proposed building areas as the land <br /> does not contain steep slopes, wetlands, or other natural features that would <br /> severely constrain the development of that portion of the property. Land in the <br /> eastern portion of the property contains more slopes and will require significantly <br /> more grading to accommodate the proposed units, however, the development is <br /> located outside of the steepest slopes and the wetland area. <br /> Planning Commission Minutes 7 <br /> August 17, 2006 <br />
