8. The applicant has submitted a detailed narration, along with preliminary plans <br /> and schematics, indicating how wastewater flows are to be handled within this <br /> development. <br /> 9. There is a solid waste site at each shelter/laundry facility and one at the dump <br /> station. Waste will be collected and transferred to a landfill. <br /> 10. Drawings submitted with the EAW show a fire pit on each site. <br /> 11. There is no planned connection to the municipal centralized wastewater <br /> treatment system. Sewage treatment is to be provided on-site. <br /> 12. A grading plan has been submitted that includes plan/profile views as well as <br /> cross sections that detail the amount of grading to be done. The grading plan <br /> demonstrates an understanding of the development and presents how the sites <br /> will be accessed as well as how stormwater will be adequately handled on site. <br /> 13. Four storm shelters are proposed for the site, although they are not required in <br /> Minnesota for campgrounds. The plans have been submitted to the Minnesota <br /> Department of Labor and Industry for review. <br /> 4 On the Design Criteria for a Planned Unit Development <br /> 14. The proposed development contains 157 units, exceeding the minimum <br /> requirement of three units for a PUD. <br /> 15. A vegetative screening plan has been submitted. All facilities and sites are set <br /> back a minimum of fifty feet from the lot lines. The screening plan indicates <br /> that the property will be adequately screened as viewed from adjacent <br /> properties and rights-of-way. <br /> 16. Open space is calculated to be 49% of the site, exceeding the minimum <br /> requirement of 25%. This includes the storage area, areas designated for <br /> future recreational facilities, sewage treatment areas and some miscellaneous <br /> strips of land not designated as a site, which likely would not count as open <br /> space. <br /> 17. Common space is 56% of the project area, exceeding the minimum <br /> requirement of 50%. <br /> 18. A stormwater plan has been submitted, along with detailed calculations, <br /> indicating how stormwater is to be handled on the site. Stormwater will be <br /> adequately handled on this site. <br /> 19. The applicant has provided preliminary water supply and wastewater <br /> treatment design information. This information is adequate to demonstrate <br /> that the site is capable of providing water and for handling wastewater flows <br /> from the proposed development. <br /> 20. The preliminary drainage plan includes erosion control elements. The EAW <br /> indicates that stormwater permitting from the MPCA is being applied for. <br /> 21. The applicant has submitted an exterior lighting plan indicating type of <br /> lighting to be used and lighting patterns. The implementation of this plan, <br /> along with conditions included with this development, will be adequate to <br /> address concerns with lighting. <br /> 22. The property contains no shoreline and the development will not provide <br /> access to any shore recreation facilities. <br /> 23.
