A bluff is an 18% slope <br /> in 25 feet. <br /> Mr. Ruud thought a walkout was a good use of the land. Mr. Williams verified that the <br /> shoreland rules were in effect in the early 1990's; the City has not restricted building on <br /> this property since they purchased it in 1994. <br /> Architect design not shown on elevations or site plan—will be determined by finished <br /> grade level. Walkout would require retaining walls. Contours are missing on site plan. <br /> Building house as indicated on site plan would leave 4 feet of unstable fill at ground <br /> level. The Planning Commission needs to see finished contours. The Planning <br /> Commission would like to see better elevation drawings and slopes. Repositioning the <br /> house could reduce the variance to 5 or 10 feet. <br /> Mr. Ruud stated that the grading plan and drainage plan is being done by a professional <br /> soils engineer. <br /> The septic system could be positioned within the bluff setback with no variance required. <br /> The Planning Commission would like to see the design. <br /> The Planning Commission stated that tabling this variance request does not infer approval <br /> later. <br /> The Planning Commission would like to see the following: <br /> 1.
