MINUTES
L. PEQUOT LAKES PLANNING COMMISSION
REGULAR MEETING
FEBRUARY 21,2008
PRESENT: Bill Habein, Mark Hallan, Scott Pederson, Dean Williams, Tom Woog,
Mary Peterson and John Derksen. ABSENT: Tom Adams.
CITY PLANNER: Charles Marohn, PE.
ZONING ADMINISTRATOR: Dawn Bittner.
COUNCIL LIAISONS: Craig Nagel and Tom Ryan.
The meeting was called to order by Chairman Woog at 6:30 p.m.
APPLICANT: Rob Van Valkenburg
Applicant requests a Conditional Use Permit to build and sell utility buildings.
Chairman Woog opened the public hearing. Mr. Van Valkenburg was in attendance.
Mr. Marohn explained the Staff Report. Mr. Marohn also pointed out two items that had
been brought to his attention that were not part of the original CUP but contained in
advertisements:
1. Year-round use as one building is heated; and
2. Additional sites, using the perimeter of the buildings for additional spaces.
Mr. Van Valkenburg stated that he had received one of the notices that were mailed to the
neighbors which stated he planned to manufacture storage buildings. He thought
"manufacture" suggested that this would be a big project when they are only constructing
a few storage buildings. The Bank Summary he shared with the Planning Commission
during his original CUP mentioned the winterizing of boats and construction and sales of
the playhouses/storage buildings. The boat winterizing only employs one person for a
short time and the construction of the storage buildings would provide year round
employment. He plans to use part of the third building that is heated. The units are more
playhouses than either storage or utility buildings. He plans to construct maybe one per
week with 8 to 10 units displayed for sale outside. Parking during the busiest weekends
during the summer had approximately 50 cars per weekend. The sports show used
substantially more parking than the Crafters Mall.
Mr. Van Valkenburg further stated that the third building is for the wood shop. There is
one employee now with only local sales anticipated. There would be outside storage of 8
to 10 units with no inside storage of units.
Minutes 1
Pequot Lakes Planning Commission
February 21, 2008
