The McDonalds property has been talked about in the Staff Report. Mr. Tucci pointed <br /> �.. out that there is redevelopment potential;they would need to follow the ordinances. Mr. <br /> Pederson again stated McDonalds has no bearing on the decisions on this development. <br /> It is not a carrot hung out there. Mr. Bolz-Andolshek further stated that why others <br /> would follow the ordinances when we are doing favors today. <br /> Mr. Tucci stated that what they have proposed meets the 50% impervious coverage <br /> standard. There is the condition for connection to the north, sans the jog comment. <br /> Oppidan controls the piece of property to the south. They are not working with <br /> McDonalds. Cub was mentioned. Oppidan presented the elevation drawings indicating a <br /> SuperValu store and it always has been a SuperValu. The connection to the north is an <br /> important one. Oppidan has presented a pedestrian walkway. The trees—the <br /> landscaping plan indicates a little bit of each—it is not full of trees and it is not bare. As <br /> for the payment, that idea came from an earlier meeting when someone asked about a <br /> park dedication fee. The green space is wasted land and a payment could be made to the <br /> City similar to park dedication. <br /> Curt Johnson, Denali Companies—Concerns with traffic flow, deliveries and the gas <br /> component. What has been the consideration for access for truck traffic,times, etc. Mr. <br /> Tucci stated the predominance for deliveries in the morning. It will be a 24-hour store. <br /> Vendors are sporadic. The site is set up to come in and go around the building. The new <br /> street opens another access point. <br /> John Herrington, West Twin Lake—Was amazed the discussion was taking place. This <br /> will have an impact on NFK,the Oasis Center and will have a significant impact on the <br /> Pequot city center. The City is setting precedence for big box to pay the fee. Mr. Tucci <br /> stated they are not paying anything. Mr. Herrington further stated that Baxterizing <br /> Pequot is exactly what the City is doing. We have a viable grocery store. Chairman <br /> Woog stated that the City doesn't pick what type of development comes to town; we only <br /> control the nuts and bolts of land use. Mr. Herrington further stated the Planning <br /> Commission is bending over backwards. <br /> Brandon Andersen, 31291 Edgewater Drive, Breezy Point—Stated he is a property owner <br /> in Pequot Lakes. He asked where the City utilities,water and sewer are located on the <br /> map. Mr. Marohn indicated on the screen that the water runs to the south and the sanitary <br /> sewer will go to the east. Mr. Andersen further stated he went through Variances, etc 2 <br /> years ago. He wanted to remind the board that the developer sold a pitch to the Council <br /> and the City is going to be subsidizing this development. Over the life of the project- <br /> $700,000. The City is playing favorites with this project. <br /> Kimberly Bolz-Andolshek—She is not asking for anything out of the ordinary. The <br /> Ordinances and Downtown Plan specifically cite no big box. Business owners in this <br /> town haven't gotten treatment like this.
