8. The signs being proposed on the front fagade add up to a total of 142 square feet. <br /> The size of the existing sign for Sarie's Place is unknown. The total square <br /> footage of signage allowed is 263 square feet (ten percent of the fagade area of <br /> 2,629 square feet). <br /> 9. It is unknown whether or not any of the proposed signs will protrude greater than <br /> two feet from the building. <br /> 10. The closest edge of the building to Highway 371 is approximately 75 feet which <br /> would not allow for the additional five percent increase in signage allowed on the <br /> fagade. <br /> 11. The fagade signs are only being proposed on the east side of the building facing <br /> Highway 371. <br /> 12. The east side of the building was the only area used to calculate total fagade area. <br /> 13. The applicant is requesting a CUP for a reader board and additional free standing <br /> signage that is specifically not allowed in Section 17-7.1(4)(C). The applicant has <br /> submitted a sign concept plan. <br /> 14. The request for the additional sign is to allow a two additional free standing signs, <br /> one to be used as a menu for drive-thru customers and the other as a directional <br /> sign. <br /> 15. There have not been any alternatives to the sign request submitted. <br /> 16. The subject property is in the Downtown Mixed Use District. <br /> 17. Two free standing signs are allowed within the DMU District. A third free <br /> standing sign and a flashing or revolving sign are not allowed. <br /> 18. The Comprehensive Plan does not specifically address this request but allows for <br /> the use of commercial development within the City. <br /> 19. The use of the sign, with conditions, would be compatible with the existing <br /> neighborhood in that there are other similar signs, albeit without the reader board, <br /> within the same district. <br /> 20. The proposed use will not impair values nor substantially diminish properties in <br /> the immediate vicinity. <br /> 21. The proposed use, with conditions, will not impede the normal and orderly <br /> development and improvement of surrounding vacant properties. <br /> 22. The proposed sign will not create a cost for additional public facilities or services. <br /> 23. The lot is already established with vehicular approaches to the property. The sign <br /> with reader board will be facing one of the approaches. <br /> 24. There is no need for additional parking with the request of a sign. <br /> 25. The requested sign will not create any odor, fumes, dust, noise or vibration. The <br /> signs will be internally lit, however it is unknown whether or not they will be <br /> turned off after business hours. <br /> 26. There are no indications that the proposed use will cause any pollution to ground <br /> or surface waters. <br /> Subject to the following conditions: <br /> 1. The total signage on the building shall not exceed 10% of the fagade area, a total <br /> of 253 square feet of signage. <br /> 2.
