— GO n� <br /> COMMUNITYGROWTH " O <br /> I N S T I T U T E <br /> STAFF REPORT Lakes_— <br /> Application: Conditional Use Application <br /> Applicant: Wilderness Resort Villas,LLC <br /> �- Agenda Item: 3(a) <br /> Background Information: In 2005, Wilderness Point Resort was granted a <br /> Conditional Use Permit to expand the existing resort, which is located on the northern <br /> shore of Middle Cullen Lake in the Shoreline Commercial Zoning District. The applicant <br /> has submitted another Conditional Use application to modify the development,including <br /> the preliminary plat,to do the following: <br /> ➢ Move the location of Lots 7 to ii and lots 42 to 45 (nine lots are proposed to be <br /> relocated), <br /> ➢ Construct a new lodge facility, <br /> ➢ Create a new building housing a fitness center and swimming pool, <br /> ➢ Construct storage units for use by resort's quarter share owners,unit owners,and <br /> guests,and <br /> ➢ Expand existing beach. <br /> The applicant is also proposing new parking areas for the lodge and fitness center/pool <br /> building, amendments to stormwater management facilities and wastewater treatment <br /> systems. <br /> This report reviews the conditional use permit application for the planned unit <br /> development, which establishes the concept and the mechanisms for how the <br /> development is to operate in the future. <br /> Relocation of Units <br /> Lots 7 and 8 are being moved to the south, away from the wetland area, and are being <br /> combined into a duplex structure. Lots 9 and io are being similarly combined, but will <br /> remain very near their current location. Lot 1i is being realigned slightly for <br /> construction reasons,but remains in essentially the same location. <br /> Lots 42 through 45 are being relocated to make room for the lodge and fitness <br /> center/swimming pool. Lots 42 and 43 are going to be combined as a duplex, as are lots <br /> 44 and 45• <br /> New Lodge-Fitness Center and Swimming Pool <br /> A lodge structure with an attached fitness center and swimming pool is proposed to be <br /> constructed. These facilities will be available for resort guests. <br /> Storage Units <br /> The applicant is also proposing to designate an area for 8o storage units. These units are <br /> to be owned by owners of the cabins and will not be available for lease to anyone outside <br /> of the development.
