There has not been any submission of additional parking area used for this or additional loading area used for this. 16.The manufacturing of the utility buildings will be conducted inside the storage building to prevent any offensive odor, fumes, dust, noise, and vibration. There will be no additional lighting or signs to disturb neighboring properties. 17.The proposed use will not result in the destruction, loss or damage of natural, scenic, or historical features of major significance. 18.There should not be any pollution of ground and surface waters due the proposed use. Please note that the Planning Commission also added the following as conditions to the conditional use permit: 1. The applicant shall keep all production inside, all materials inside, and all utility buildings under construction inside one of the existing structures on site. 2. A maximum of ten utility buildings shall be displayed and provided for sale during the transient use events currently permitted. The utility buildings shall be limited to a maximum of 200 square foot in area. 3. The applicant shall not place additional signage in conjunction with this permit. The granting of this permit does not constitute a multi-tenant site. 4. The City may review the traffic history on or around the property within 24 months of this approval. If it is determined that modifications to CR 107 are needed due to the use on this property, those modifications would need to be completed by the owner at that time.
