We have reviewed the survey <br /> that you have submitted for the 9,1oo square foot parcel. As you have requested we <br /> have reviewed the proposed subdivision to determine if it meets the zoning and <br /> subdivision guidelines for Pequot Lakes. Upon review of this proposed subdivision the <br /> following has been determined: <br /> 1. The proposed parcel does not meet the minimum 1o,000 square feet of <br /> buildable area required for an unsewered lot in the Commercial Zoning <br /> District. <br /> 2. The remaining parcel of land would exceed the allowed amount of impervious <br /> coverage, as the entire lot has been calculated at 76%. The maximum percent <br /> impervious surface coverage for a lot in the Commercial Zoning district is <br /> 25%, or 50% by Conditional Use Permit. This would not be allowed as the <br /> remaining parcel would create a non-conforming lot. <br /> The lot requirements for the Commercial Zoning District and applicable design layout <br /> standards have been attached for you to review.
