The required number of parking spaces is approximately 300. The <br /> applicant is proposing 136, which is the reason for variance request. <br /> 2. A deviation, with conditions would not be in keeping with the spirit and <br /> intent of the Ordinance. The applicant has indicated that the 136 stalls will <br /> meet their needs for parking. They make this claim based on their <br /> experience constructing similar stores. Since Pequot Lake's ordinance is <br /> based on experience with small developments, it is likely that the Code <br /> overestimates that number of stalls needed for a building of this size. <br /> 3. The proposed retail use is a conditional use in the Commercial Zoning <br /> District. <br /> 4. The variance will not alter the character of the neighborhood. Adjacent <br /> properties are zoned Commercial with commercial establishments. <br /> 5.
