Project highlights include: <br /> • Current Zoning for the property is Commercial. <br /> • A grocery store of approximately 30,000 s.f. <br /> • Additional retail space of approximately 3,000 square feet, connected to the main building on the <br /> south side. <br /> • Gas canopy and pumps on the east side of the site. <br /> • New parking lot surface and lighting, designed to minimize the impact to adjoining properties. <br /> • New Landscaping around the entire site, including larger buffers to the adjoining properties. <br /> • Extension of a private sanitary sewer line forcemain from the building site to a connection point <br /> east, across Highway 371 to an existing City sewer line. <br /> • Extension of a new, 24 foot wide private road, south of the site,for a distance of approximately <br /> 900 feet to connect with Pillsbury Street to the south. <br /> • Creation of two new pond areas to maintain water quality and volume runoff for the development. <br /> There is one requested Variance for the development. This request is for the impervious surface of a site <br /> in a Commercial Zoning District. The requirement for a Commercial development is to have no more <br /> than 25% impervious surface,which can be increased to 50%with a CUP. The development will have <br /> approximately 59% of the surface as impervious and 41%pervious,thus requiring the variance. <br /> The development is adjacent to commercial uses at this time. To the south,there is a vacant building <br /> (formerly occupied by the MN DNR). To the north there is a church site. To the west the parcel houses a <br /> storage facility and vacant land that is zoned for commercial types of uses. Across Highway 371,the <br /> zoning is for commercial development. With these zoning classifications surrounding this site,there are <br /> no impacts to the adjoining property. <br />
