The rezoning to Commercial is not consistent with Future Land Use Map, <br /> which designates the property as Urban Residential. It is a less intense <br /> zone than Light Industrial. <br /> 2. Rezoning to Commercial is more in keeping with the purpose and intent of <br /> the Ordinance than the current classification as it is a less intense zone. <br /> 3. The surrounding properties are zoned Light Industrial, Commercial and <br /> Downtown Mixed Use. Light Industrial, Commercial and Downtown Mixed <br /> Use are all compatible with each other. The property is not surrounded by <br /> residential zones. <br /> 4. The Commercial Zone may be established next to the Light Industrial <br /> Zone or the Downtown Mixed Use Zone. <br /> 5. The rezoning to Commercial meets the lot, use, and density requirements. <br /> 6. The portion to be rezoned to Commercial is the 145.51 feet, more or less, <br /> lying west of the east line of Parcel Numbers 290154200A00009 and <br /> 290151300HY0009. <br />
