The applicant is now <br /> submitting the Final Plat,which is that last stage in the subdivision process. <br /> The subject property is located at 30176 Old Highway 371 and is currently zoned Light <br /> Industrial. The current land use on the property is for commercial purposes. The subject <br /> property currently contains a four unit office suite and the applicants would like to sell <br /> each unit individually. The total impervious surface cover is <br /> 33.9 percent. The proposed subdivision is to create five lots,lots one through four will be <br /> used for commercial and office planned unit development purposes and lot five is being <br /> proposed for shared parking and utility purposes. Lots one through four are sized based <br /> on existing walls. <br /> Applicable Regulations: To obtain final plat approval, an applicant must fulfill the <br /> final plat requirements contained in the Ordinance and must also meet any conditions <br /> imposed by the City during the preliminary plat and conditional use approval. The <br /> applicant received approval of the preliminary plat and conditional use permit,subject to <br /> the following conditions: <br /> 1.
