The subject property is <br /> located at 30367 Pequot Boulevard. The property is on Sibley Lake,which is classified as <br /> a general development lake. <br /> The existing dwelling is non-conforming because it is within the lake setback. The <br /> required setback is 75 feet from the OHW while the existing structure is 52.3 feet from <br /> the OHW.
