10.The proposed lots are unique in that they are currently split due to Highway 371
and County Road 17. The existing lot lines are compatible with the layout of
existing properties in this area and will not constrain future development of
adjoining properties.
11. The existing lot lines are jagged and not at right angles to existing road lines but
follow the existing pattern of the right-of-way in this unique area.
12.Both Tract A and Tract B meet the minimum frontage on public right-of-way
requirement of 33 feet.
Please be advised that the Planning Commission attached the following as conditions of
approval:
1. Upon approval, the portion of the property that is zoned Rural Residential (Tract
A) shall be submitted to Crow 'Wing County for a lot consolidation with Parcel
290101200CA0009.
If you have any questions, please feel free to contact me.
Sincerely,
Dawn Bittner
Zoning Administrator
C: Planning Commission
