GO of Pe of February 9, 2010 Beverly Rthcke 810—5h Street Ann Arbor,MI 48103-4845 Re: Metes and Bounds Subdivision Request Dear Ms. Rathcke: Please be advised that on January 21,2010 the Planning Commission approved your metes and bounds subdivision request based on the following Findings of Fact: 1. The property is properly zoned Rural Residential, Open Space, Shoreline Residential and Transition Residential. Tract A is currently used for residential purposes while Tract B is vacant and does not have a use established. 2. Tract A would meet the minimum requirements for the Rural Residential district when it is combined with the parcel abutting it to the north. Tract B would meet the minimum requirements for the Transition Residential, Open Space, and Shoreline Residential districts. 3. Both Tracts A and B have more than 20,000 square feet of buildable area.Neither Tract A nor Tract B would be constrained from future development. 4. There are not any nonconforming structures located on Tract A or Tract B. 5. The survey does not indicate the impervious surface coverage for Tract A but it is evident that it is less than 15 percent. Tract B does not contain any impervious surface coverage. 6. The property is suitable in its natural state for the intended purpose and this lot split would not be harmful to the health, safety, or welfare of future residents or of the community. 7. It is assumed that Tract A contains a SSTS as it contains two existing buildings. Tract B does not contain a SSTS and staff is attempting to verify whether soils information is available from the local SWCD and whether that is sufficient to verify the suitability of the site for two sewer sites. 8. The applicant is not proposing any provisions for water-based recreation. 9.
