r <br /> COMMUNITY CGO of <br /> GrKOw'rH P ' ot <br /> INSTITUTE <br /> STAFF REPORT <br /> Application: Conditional Use Application for Additional Signage and a Drive-thru <br /> Applicant: Brian Laudenbach, BLMM, LLC <br /> Agenda Item:3(a) <br /> Background Information: The owner of the Oasis building along Highway 371 and <br /> West Lake Street has requested a special meeting for review of a conditional use <br /> application to redevelop the property with a drive-thru for a new Dairy Queen and also <br /> for additional signage. <br /> The original application indicates that the existing building will be demolished and a new <br /> building will be constructed that will consist of a convenience store, laundry mat, liquor <br /> store and a Dairy Queen with drive-thru. <br /> An email received with a new site plan on February 10, 2010 indicated that the project <br /> would consist of a 20 foot addition to the existing liquor store with the remainder of the <br /> existing building (including the Dairy Queen) remaining the same, with the exception of <br /> a new entrance to the liquor store that was being worked on. A drive-thru would have <br /> been on the adjacent property to the south. <br /> On February 16, we received a new site plan indicating that part of the existing building <br /> was to be demolished and replaced with a new addition. The new addition would include <br /> the Dairy Queen. Currently the property has a pylon sign that is nonconforming (it is located <br /> within the Highway 371 right-of-way setback, exceeds the ten foot height limit, and is <br /> larger than the total square footage allowed for free standing signs) as well as additional <br /> signage on the building itself The applicant is requesting the pylon sign be refaced as <br /> well as adding a free standing directional traffic sign on the West Lake Street entrance <br /> and a free standing order board in the drive-thru.
