The proposed animal shelter would have a fenced in area in the northeast corner of the <br /> property for an exercise area for the animals. In addition to the fenced in"exercise area" <br /> the entire property will be fenced in case an animal is to become loose. The applicant <br /> has indicated the insulated building should contain the noise of barking dogs. <br /> The applicant is proposing to create office space and an assembly and packaging area in <br /> the southern building. The offices would mainly be located in the western portion of the <br /> building while the assembly and packaging area would be located in the eastern portion <br /> of the structure. <br /> The existing office space in the southern building would be completely remodeled. It is <br /> not known whether there will be two or three offices in the building. One of the offices <br /> would be used for an insurance company and the other(s) would be rented out. The <br /> applicant has indicated that one of the spaces may be used as a sales office for outside <br /> sales of the items that will be assembled/packaged in the eastern portion of the building. <br /> The applicant has indicated that the assembly/packaging area would consist of assembly <br /> and packaging of powder coated metal balconies used for apartment buildings. There <br /> will be no manufacturing of the pieces on the property. The pre-manufactured pieces <br /> would be hauled from offsite for on-site assembly. Some of the assembled balconies will <br /> be available for local purchase, but most will be distributed abroad. The only noise <br /> generated would be from an air hammer used in the assembly process. <br /> Besides assembly and packaging, the applicant has indicated that the building will also <br /> be used to store the apartment balconies,until they are sold and distributed. <br /> There are not any new structures proposed for the site. The impervious surface coverage <br /> for the site will remain the same. <br /> Applicable Regulations: The following regulations apply to this property: <br /> Section 17-5.10 COMMERCIAL (C) <br /> 1. Purpose and Intent: To provide a zoning classification for commercial <br /> uses oriented around the automobile. Parcels are larger than in the Downtown <br /> Mixed-Use zone in order to provide on-site parking, on-site stormwater facilities <br /> as well as on-site water supply and sewage treatment where municipal utilities are <br /> not immediately available. <br /> 2. Compatibility: The Commercial zone should be established as a transition <br /> zone between the Downtown Mixed-Use zone or the Light Industrial Zone and <br /> the surrounding residential zones.
