The property will primarily be accessed from private drive at the northeast corner of the <br /> �.. property. It can also be accessed via South Oak Street. The proposed development <br /> contains 59 off-street parking spaces. The applicant has submitted a landscaping plan <br /> which contains various shrubs and trees. <br /> Proposed lighting for the development include two light poles in the parking area and <br /> five lights on the west garage building and four lights on the east garage building. Each <br /> apartment unit will also have an outdoor light near the entrance to each unit. <br /> Applicable Regulations: The following regulations apply to this property: <br /> Section 17-5.15 LAND USE MATRIX <br /> USE <br /> -Dwelling, Apartment C <br /> 5.13 LIGHT INDUSTRIAL (LI) <br /> Lot, Use and Density Requirements. <br /> Setback, between buildings—feet, minimum 10 <br /> Setback, side yard—feet, minimum 10 <br /> Setback, rear—feet, minimum 10 <br /> Setback, parking and driveways from lot line—feet, 0 <br /> minimum <br /> Setback, sign—feet, minimum 1 <br /> Impervious surface—percent, maximum 90% <br /> Building height,principal structure—feet, maximum 30 <br /> 4. Performance Standards. The following performance standards apply to all <br /> development in this zone: <br /> B. Parking. Adequate off-street parking shall be provided. On-street <br /> parking is not allowed under any circumstances. Additionally, <br /> suitable trees and shrubs shall be planted between parking lots and <br /> all adjacent sidewalks,roads, lots and buildings. <br /> C. Lighting. Lighting shall be minimal. Lighting shall be downward <br /> directional and shall be compatible with the surrounding <br /> development. Fire Lanes. Fire lanes shall remain unobstructed at <br /> all times. <br /> E. Landscaping. For new construction or additions/alterations, at <br /> least ten percent (10%) of the land area shall be landscaped with a <br /> combination of grass or other approved ground cover, shrubs, trees <br /> and ornamental landscaping.
