There <br /> are not any proposed streets for development. <br /> The subject property is served by the municipal sanitary sewer and water utilities. The <br /> applicants have fully implemented the stormwater management plan that was approved <br /> by the City during the conditional use permit process. The previous metes and bounds <br /> subdivision for the property indicated the impervious surface coverage of the property <br /> was 49.9%. Since that subdivision, the dwelling has been removed from the property, <br /> reducing the impervious surface coverage. <br /> Applicable Regulations:The following regulations apply to this application: <br /> Section 17-5.10 COMMERCIAL(C) <br /> 1. Purpose and Intent: To provide a zoning classification for commercial <br /> uses oriented around the automobile. Parcels are larger than in the Downtown <br /> Mixed-Use zone in order to provide on-site parking,on-site stormwater facilities <br /> as well as on-site water supply and sewage treatment where municipal utilities <br /> are not immediately available. <br /> 3.
