Photo 3: North of Derksen Road. This section of road has two driving lanes and <br /> shoulder and ditches on both sides. Again, this is an enormous amount of infrastructure <br /> to maintain. The land use in this area of the City is generally planned for large lot <br /> commercial on the west side of the road and light industrial east of the road. This is <br /> essentially the transition point where the "road"should be transformed into a city street. <br /> There is a lot of potential for development (revenue) in this particular segment. Many of <br /> the existing lots in the commercial development are vacant.
