Royce St/Derksen Rd north to Pillsbury St
The section of Highway 371 between Royce St/Derksen Rd and Pillsbury Street is
-- essentially the "transition zone" from the generally rural/large tract development into
the smaller lot/more intensive development. Pillsbury St. is the south boundary for the
city water supply west of Highway 371. This section is zoned for commercial
development along with the industrial uses east of Highway 371 (not adjacent to the
highway).
Many of the commercial lots south of Pillsbury St. are vacant. They currently do not
have direct access to Highway 371. If the highway is eventually turned back to the City,
each of these lots will have access to the city"street"and may make them more appealing
for development.
The future land use map identifies this area as "Commercial' which conforms to the
existing zoning of the area.
i 3'1
lAk
1
•371 -
r d
Zoning: Future Land Use:
WOO 04"A
NP
Pequot Lakes Staff Report 3
July 18,2013
