PROPOSED CIC PLAT <br /> SUMMARY OF WILDERNESS RESORT <br /> COMMON INTEREST COMMUNITY NO. 1079 <br /> I. Lots. A drawing of the proposed plat is attached as Exhibit B (the "Proposed Plat"). <br /> A. 48 Lots <br /> 1. Fifteen lots with single detached villa townhome units (Lots 12-22) <br /> 2. Twenty-eight twinhome lots <br /> 3. The new lodge (to be built): Lot 45 (twelve studios, eight 1-bedroom units and four 3- <br /> bedroom units with a reception area, dining area, business center, etc.) A rendering, <br /> floor plans, and a lakeside elevation of the proposed lodge are attached as Exhibit C. <br /> Note: Even though the lodge is adding 24 units, because 20 of those units are studios <br /> or one bedroom units, the resort's guest capacity is being reduced by 15% to 20% by <br /> virtue of the elimination of 18 larger twinhome and triplex units. <br /> 4. The Clubhouse with an indoor pool, sauna, spa, fitness center and game room(Lot 61) <br /> 5. Common Area: Lot 64 <br /> II. Densities. All Residential Base Density calculations including (by Tier) Suitable Area, <br /> Allowable Building Coverage and Proposed Building Coverage demonstrating compliance <br /> with all applicable ordinances are shown on the Proposed Plat. <br /> III. Impervious. All Impervious Coverage calculations including (by Tier) Suitable Area, <br /> Allowable Impervious Coverage and Proposed Impervious Coverage are shown on the <br /> Proposed Plat. <br /> IV. Dockine System. The Proposed Plat provides for three docking systems with a total of 40 <br /> slips (with a maximum of 20 covered boat lifts per the provisions of the CUP): <br /> A. System 1: 10 slips. Dock dimensions: 60 feet in length, 125 feet wide <br /> B. System 2: 12 slips. Dock dimensions: 140 feet in length, 150 feet wide <br /> C. System 3: 18 slips. Dock dimensions: 125 feet in length, 225 feet wide <br /> The docking systems have been and will continue to be installed in the locations shown on the plat, <br /> which locations were approved by the DNR at the time of the original plat approval, with the <br /> installations to be completed in such a fashion to achieve the least amount of damage to aquatic <br /> vegetation in. the areas of installation.
