from the OHW to the structure setback; (2) The screening of structures, vehicles, or other
facilities as viewed from the water, assuming summer, leaf-on conditions, is not substantially
reduced; (4)All cutting is done by hand, without the use of heavy machinery, and topsoil is not
disturbed."
Section 17-7.9 D of the Ordinance states' "Diseased or dead trees that pose a hazard shall be
removed immediately and disposed of and replaced with native tree species." (emphasis mine)
*We submit that the proposed vegetation plan would violate part(2) of Section 17-7.9C.
*Over half of units 25-34 sit atop a heavily treed steep slope (see page one of the accompanying
packet).
*All of these units are located at the 112.5' required setback from the OHW. They are situated
along approximately 350 feet parallel to the shoreline.
*Each of the five buildings is 32' wide, which equals 260' of building facade facing the lake.
The space between buildings ranges from 14.31' to 26.25' for a total of 86.76'.
*A 50' wide "corridor opening and stairway" in front of each of the five buildings equals 250' of
building frontage visible from the lake and opposite shorelines.
*This equals 71%of the approximately 350' of shoreline being cleared so people may have a
"view of the lake".
*The developer is forgetting that trees are part of the view!
*Trees can be selectively limbed in small areas to create views of the lake. There is no need to
clear large areas.
*Many of the trees that would have to be cleared in this proposed vegetation plan are rooted in
the steep slope between the buildings and the lake. Cutting them down would make the steep
slope very susceptible to severe erosion and perhaps even to collapse.
*Please note in the accompanying pictures that most of the trees along this shoreline are
deciduous and with large areas cleared of trees, buildings are not screened at all when seen from '1
many angles, especially from directly in front. The winter pictures show how visible the land is
even with trees present along the shoreline.
We respectfully ask that you take the preceding information into consideration in deciding
whether or not the Lighting and Vegetation Plan submitted is acceptable to you, and we
especially ask that you not allow the extensive clearing in front of each building that is being
requested.
Sincerely,
Ann Beaver
Cullen Lakes Association president and chair of the CLA Land Development Committee
