�;()MMI7NIT�' <br />Gr�z.ow�rH <br />INSTI7UTE <br />COUNCIL REPORT <br />C';r�� ef <br />Pet�u�t <br />���es �_ = <br />Application: Preliminary Plat of Timber Ridge <br />Applicant: Patrick Smith <br />Background Information: The applicant is proposing to subdivide the property <br />located at 3082� Pequot Boulevard into residential three lots and two outlots. <br />This application is contingent on the approval of rezoning application 13-4215 (Patrick <br />Smith). <br />Proposed "Lot 1" is 43,353 sq. ft. and does not contain any structures besides an <br />encroachment of an accessory structure near the lake. The lot is ioo ft in width at the <br />OHW and has 97 feet of frontage on Pequot Boulevard. <br />Proposed "Lot 2" is 43,6�o sq. ft. and contains a conforming accessory structure. It also <br />contains a gravel driveway/parking area and a concrete path from the previous business <br />on the property. The proposed lot also contains a concrete path and <br />a liquid propane tank. The lot contains a private, conforming sewer system that was <br />recently relocated so that it meets the setback requirements. It has approximately i2o ft <br />of frontage on Pequot Boulevard. <br />Proposed lots "i-3" each contain sufficient space for a primary location for a drainfield <br />and an alternate location for a drainfield. Each of the proposed lots will be served by <br />individual wells. <br />Proposed "Outlot A" is 2,i75 sq. ft. The lot will contains a concrete path and part of an <br />accessory structure which both encroach onto the existing property.
