in the existing CUP) versus the number of twins (14 in the proposed CUP versus 20 in the existing
CUP). In addition, the number of first tier units on the point is reduced by two units.
The location of the lodge (on Lot 62 in the existing site plan) is moved to the location(Lot 11)
where two of the three triplex lots (Lots 47-49 and lots 50-52) are located on the existing plat. This
site is where the existing old lodge and the maintenance building are presently located.
New Lodee
The proposed new sixteen unit lodge is a three story structure with a 7255 square foot
footprint on the first level with four two-bedroom units and two studios. The second level of the
lodge has a floor plan identical to the first level (four 2-bedroom units and two studios) with the
exception of the addition of a 2500 square foot lobby reception area for check-ins and a gathering
room for guests and unit owners and serving continental breakfast. The third level of the lodge
contains four three-bedroom units. Development of the new lodge will help pay resort infrastructure
costs including septic and waterlines which will serve not only the lodge but all of the other units on
the point as well).
Building the lodge in this new location will minimize the grading changes required if the two
triplexes were built and will allow for the preservation of more of the large white pines which are an
important feature of the resort, thereby maintaining the character of the property and the shoreline.
The first level of the lodge will basically straddle the location of the old lodge and the maintenance
building, while the second level's elevation will be level with the present elevation of Cabins 12 and
15. The third level will in effect be a second story when viewed from vantage points to the north or
south of the lodge. Much of the westerly fagade of the lodge will be screened by towering white
pines that will be preserved by utilizing this plan. In addition, the new lodge is located entirely
within the second tier to further minimize its impact when viewed from the water.
2
