EXHIBIT A <br /> SUMMARY OF PROPOSED AMENDED CUP <br /> Existing CUP <br /> The present CUP of Wilderness provides for a total of 64 lots comprised of(a) 11 detached <br /> villa lots all of which have been sold and are built or under construction; (b) 40 twinhome lots, with <br /> four twinhome lots sold and improved with twinhomes (Lots 1-2 and Lots 23-24) and two lots sold <br /> with units under construction(Lots 59-60). Thirty-four twinhome lots remain to be sold and built out <br /> together with three triplex lots (allowing for a total of 9 units); (c) the clubhouse (The indoor pool <br /> building on Lot 61); (d) the old proposed lodge (Lot 62j; and (e) additional guest rooms/employee <br /> housing/meeting room facilities on Lot 63. Lot 64 is the common area lot. <br /> In addition, the existing CUP provides for three centralized docking systems in the locations <br /> shown on the approved project site plan with a total of 40 boat slips (with 20 of those to include <br /> covered lifts) in accordance with the provisions of the CUP. There also is a beach area on the west <br /> side of the property which is approximately 140 feet wide, together with a boat ramp on the south <br /> side of the beach. <br /> Proposed CUP <br /> The proposed CUP reduces the number of twinhome buildings from 20 to 14 (40 units to 28 <br /> units), eliminates the two triplexes (a total of six units) and reduces the third triplex to a twin. <br /> Seventeen units/lots are eliminated reducing the total number of townhome unit/lots from 60 to 43. <br /> Tier Two building density is reduced by approximately 20% with a corresponding reduction in resort <br /> guest capacity of approximately 20%. <br /> The substitution of four detached villa lots (Lots 37-40) for six twinhome lots allows for <br /> creating more of a balance between the number of detached villas (15 in the proposed CUP versus 11 <br />
