*After doing unauthorized grading to create the unauthorized second beach,on April 17,2008
the applicant was required to restore the area.
*If more beach area is truly needed, the current beach should be further enlarged.
Lo
We have no objection to the idea of a lodge. However,we have the same objections to the
proposed lodge as I cited at last month's meeting.
*Although the proposed lodge is in Tier 2,it will be on higher ground than the proposed villas
and twin homes in Tier 1.
*The three-story lakeside facade will be too imposing a view for a lake that is only 1/4 mile wide
at that point.
*If you look carefully at the 2013 aerial photo I gave you at last month's meeting, you will note
that a substantial number of the existing pine trees will need to be removed to allow for the
construction of the Tier one villas and twin homes in front of the three-story lodge. This, along
with the trimming of the remaining trees for a lake view for each unit, will result in the view of
this shoreline from the lake and opposite shore being almost a solid wall of buildings. A three-
story lodge on higher ground in Tier 2 will not have adequate screening from the lake.
Revegetation/screening plan needed
By the time this resort is fully built out,the entire shoreline will be lined with buildings, when
viewed from the lake and opposite shores, buildings much closer together than allowed on
residential shoreline. A revegetation/screening plan should be developed and required to be
implemented with each new building permit to soften the stark look of all this construction.
Since
Ann Beaver
Cullen Lakes Association president
