P CULLEN LAKES ASSOCIATION
P.O. Box 466, Nisswa, MN 56468
February 10,2014
Pequot Lakes Planning Commission
4638 County Road I 1
Pequot Lakes, MN 56472
Dear Planning Commission members:
On behalf of the Land Development Committee of the Cullen Lakes Association,I submit the
following comments to you regarding the Conditional Use Permit and CIC Plat applications of
Wilderness Resort Villas. I spoke at last month's public hearing, so you already know of many
of our concerns.
Docking systems
*When emergent vegetation encroaches on the boat mooring spaces, the docking system should
be extended farther lakeward so no boats are moored in emergent vegetation. Unless permitted
by the DNR,no emergent vegetation should be removed.
Relocation of the boat ramp
*When the boat ramp is relocated, its current site should be restored in such a way as to prevent
all run off from the area entering the lake. This was done at Good 01'Days Resort on Lower
Cullen Lake when it removed its boat ramp.
*The new boat ramp is shown on the 1/29/14 site plan as having an asphalt road leading directly
down to the lake. The road and the ramp should be designed and constructed in such a way as to
prevent run off into the lake.
*The DNR fact sheet on boat ramps limits the width of a private ramp to 12 feet along the shore.
Given that, why does the applicant need to remove approximately 30 feet of shoreline vegetation
in the shore impact zone for the new ramp?
Additional beach
*The requested second beach has been repeatedly denied by the Planning Commission since
March 17,2005.
