The Lodge:
The applicant is proposing to construct a 3-story, 7,255 square foot "lodge" at the
"Wilderness Resort" property. The proposed lodge will contain 16-units and will be
subdivided by a condominium plat. The first level contains four 2-bedroom units and
two studios. The second level contains four 2-bedroom units, two studios, and a 2,500
sq. ft. lobby reception area. The third level of the proposed structure contains four 3-
bedroom units.
The proposed structure will be constructed in the same location of the current
lodge/maintenance building which will be removed. The applicant has indicated that
building the lodge in this location will allow for the preservation of large white pine trees,
which will visually screen the structure as viewed from the lake. The location of the
proposed lodge is completely within"Tier II"(200'+ from OHW) of the Shoreland Area.
The exterior of the proposed lodge will consist of half log siding with stone trim and
decorative log corners. Each unit within the lodge will have a private patio or deck with
privacy walls.
The parking area for the lodge will be located northwest of the proposed location of the
structure. It will contain 40 spaces. There will also be three handicap designated
parking spaces and a delivery area directly east of the proposed structure.
The height of the proposed lodge is 24'-8 5/8". The applicant has indicated that, "no
pine tree removal will occur between the shoreline and the front of the Lodge with the
exception of one dead pine adjacent to the west side of the maintenance building."
The Docldng Systems:
The existing CUP allows no more than 40 moorings. It also states that, "No more than
20 moorings shall be eligible for a shore station or other type of covering or canopy."
The applicant is not proposing to increase the number of moorings allowed.
The applicant is not proposing any changes to the number and location of the previously
approved docking systems.
"System One"is located on the westerly side of the point. It will contain io slips.
"System Two" is located on the easterly side of the point and it contains 12 slips. The
applicant intends to remove aquatic vegetation in this area in order to install the
mooring system and create an area for a beach. The applicant is aware a permit is
required from the DNR to remove aquatic vegetation.
"System Three" is also on the easterly side of the property and is located closest to the
existing villas. This system will contain 18 slips. The applicant has indicated that some
aquatic vegetation (principally reeds and bulrushes) will need to be removed in the
vicinity of"System Three."
Pequot Lakes Staff Report 4(a)-2
February 20,2014
