The existing impervious surface coverage of the property is 8.5% and the proposed <br /> impervious surface coverage is 9.8%. The applicants have submitted a sufficient <br /> �-- stormwater management plan with the application. <br /> In order to accommodate the additional bedroom, the applicants will be upgrading the <br /> existing SSTS with a 1,500 gallon compartmented septic tank. The existing drainfield is <br /> compliant and sufficient. <br /> The subject property contains three parcels (Lot 1, Lot 2, and Lot 3). All of the lots are <br /> non-conforming. The principal structure (and proposed additions) straddles the lot line <br /> between lots one and two. <br /> Applicable Regulations: The following regulations apply to this request: <br /> Section 17-3.2. DEFINITIONS <br /> 36. Bluff. A topographic feature such as a hill, cliff or embankment having <br /> all of the following characteristics: <br /> A. Part or all of the feature is located in a shoreland area. <br /> B. The slope rises at least twenty-five (25) feet above the ordinary <br /> high water mark of the water body. <br /> C. The grade of the slope from the toe of the bluff to a point twenty- <br /> five (25) feet above the ordinary high water level averages thirty <br /> (30)percent or greater. <br /> D. The slope must drain towards the water body. <br /> An area with an average slope of less than eighteen(18) percent over a <br /> distance for fifty (50) feet or more shall not be considered part of the bluff. <br /> 37. Bluff Impact Zone. A bluff and the land located within twenty(20) feet <br /> inland from the top of the bluff. <br /> 45. Building Height.
